The project, situated on the edge of the commune of Montoir-de-Bretagne, in a semi-suburban, semi-rural setting, enjoys a unique status. It is unique in terms of its size, denser than that of neighbouring plots, as well as in terms of its position within the district, constituting the boundary between the urbanised areas and agricultural lands. With this in mind, we adopted a strategy of dispersion of the structures, in order to maintain the dimension of the various constructions similar to those of a large mansion, to provide numerous views of the surrounding countryside, and to closely integrate the project with the existing topography.
The entire development is divided across 16 Mansions, each containing two or three dwellings. The Mansions are organised in two rows parallel to the street, arranged in a staggered fashion to provide a discontinuous and porous built frontage.
Pedestrian and vehicle circulations are given equal attention and are organised parallel or perpendicular to the street, providing simple, secure passages between parking spaces and dwellings.
The 48 dwellings are grouped in sets of five to seven units around a courtyard shared by two Mansions, allowing for centralised entry, letterboxes and access to the private storage rooms and bike areas. The principle of locating private outdoor spaces within a Mansion or between Mansions makes it possible to prevent them from being overlooked, thereby encouraging their appropriation. Situated to the south, west and east, these spaces systematically traverse the full width of the volume, thus offering panoramic views of the surrounding landscape.
